1. Cash Flow (monthly cash flow)

Cash flow is the money you have left over after paying all your monthly expenses:
Rental income - Operating expenses = Cash Flow

Include in your calculations:
- Mortgage
- Taxes
- Insurance
- Maintenance
- Estimated vacancy
- Administration fee (if applicable)

 If the number is positive, the property is self-sustaining. If it is negative, it can become a charge.

2. Cap Rate (capitalization rate)

A simple formula to evaluate how profitable a property is based on its annual income.

Cap Rate = Net Operating Income / Property Value x 100

A good cap rate depends on the market, but between 5% and 8% is usually reasonable for residential properties.
Remember: high cap rate does not always mean better... it may indicate more risk.

3. Hidden costs

Many investors calculate only the obvious: purchase price and possible rent.
But hidden costs can eat into your return:
- Unplanned repairs
- Legal or closing costs
- Upgrades required
- Time without tenants

Always do a thorough inspection and keep a reserve fund.

4. Demand in the area

A property may be profitable on paper, but if it is in an area with low demand... the income does not materialize.
Analyze:
- Local occupancy rate
- Competence level
- Typology sought by the market (families, students, executives)
- Projected capital gain of the area

A good property in a bad location is not a good investment.

5. Your strategy as an investor

Evaluates whether that property aligns with your personal and financial goals:
Looking for monthly cash flow? long-term value? quick sale?
Profitability is not just a number: it is also context and purpose.

Don't buy with emotion. Buy with vision.
